Letting Only

  • Initial visit to the property – discuss rental value and provide advice on letting your property.
  • Provide information on current regulations for property letting and advice on any action required to comply.
  • Prepare property marketing brochure and circulate to prospective tenants.
  • Advertise on Orkney Leasing web site, and other optional sites.
  • Arrange accompanied viewings with prospective tenants.
  • Start tenant application process.
  • Terms are negotiated with tenant and the landlord’s approval to proceed obtained.
  • Prepare Short Assured Tenancy and related documents.
  • Issue Tenant Information Pack from Scottish Government.
  • Provide Household Folder with property specific information for tenants.
  • Prepare Inventory.
  • Collect first month’s rent and deposit from tenant.
  • Register the deposit with an approved Scottish Deposit Scheme.
  • Check-in the tenant including agreeing the inventory and recording utility readings.
  • Tenant is notified of client’s particulars for future communication.

 

Full Management of Property

  • Includes everything listed in "Letting Only" service.
  • Inform Local Authority of new occupancy for Council Tax.
  • Inform electric supplier of readings and new occupancy.
  • Register tenant’s deposit with approved Scottish Deposit Scheme and issue prescribed information to tenant.
  • Collect rent payments and promptly pay landlord.
  • Issue detailed statements periodically and on request.
  • Periodic property inspections and provide reports to landlords.
  • Liaise with tenants throughout the Tenancy.
  • Instruct necessary maintenance and repairs not likely to cost more than £150.00. Consult with landlord for repairs likely to cost in excess of £150.00 In the event of emergency repairs we would endeavour to obtain landlord’s instructions, but would require to instruct the work in any event.
  • Process tenant’s notice forms and instruct tenant on their obligations at the end of the Tenancy.
  • Check-out the tenant including agreeing the inventory and recording utility readings.
  • Liaise with landlord, tenant and deposit scheme regarding any proposed financial claims against the tenant’s deposit.
  • Landlord is contacted for further leasing instructions.

  • Tenant referencing.
  • Prepare Short Assured Tenancy and related documents.
  • Issue Tenant Information Pack from Scottish Government.
  • Collect first month’s rent and deposit from tenant.
  • Register Deposit.
  • Tenant is notified of client’s particulars for future communication.
